Downtown Development

Downtown is about to rock.

The McKees Rocks CDC is in the business of imagining and creating a vibrant, compact downtown — and putting the pieces in place to make it real for developers.

The vision, backed by a plan

In 2014, Environmental Planning & Design created a Lower Chartiers Main Street Revitalization Plan to address the physical and policy issues facing this corridor, focusing on Chartiers Avenue between Stanhope Street and Island Avenue. With support from the Design Center of Pittsburgh’s Design Fund, the CDC and Lami Grubb Architects advanced that work into the Chartiers Avenue Streetscape Plan — adding schematic-level streetscape design, structural analysis of two iconic buildings, and a market study to guide downtown into a thriving commercial corridor.

Development That Reflects The Community

In 2020, the CDC ran a large-scale community engagement effort to define priorities for its downtown property holdings — online and in-person surveys, outreach to nearby owners, property-development workshops, and ongoing resident conversations. Hundreds of stakeholders took part, surfacing five clear themes for a strong downtown.

History
and context
Things to do
and places to go
Atmosphere
A healthy
economy
Community
support

These themes were distilled into the Community Standards for Downtown Development for MRCDC-owned properties — giving developers a clear, community-backed framework to build within. (Funded through Allegheny County’s Community Infrastructure and Tourism Fund, administered by the Design Center’s Design Fund.)
